PROBATE AND TRUST HELP
The Challenge
Rhonda’s mother had passed away and she was looking for help to sell the San Diego home. Her attorney, Chantelle Walsh introduced her to Kim Ward, Developer of San Diego based Probate And Trust Help. Rhonda and her husband Michael live over 450 miles away in San Jose, CA. They came to San Diego to distribute her mother’s personal property, choose a REALTOR and prepare the house for a profitable sale. During the Initial Consultation with Kim, Rhonda shared that she didn’t want to be a landlord and it was important that the sale be simple and easy for her.
The Strategy
Rhonda and Michael were sorting through the personal property. Once they chose their mementos, they had an estate sale and then donated the remaining items. Although the home was in good condition, Kim recommended two rooms be freshly painted, the carpets professionally cleaned and a whole house cleaning. Rhonda and Michael agreed to the estimate of $650.
The Results
Rhonda and Michael returned home trusting Kim to manage the preparing of the home for sale. The repairs were completed and the house was marketed at a range price of $349,000-$369,000. A mere two weeks later an as-is offer was negotiation for a sales price of $360,000. A bit of a glitch occurred with the buyer’s loan approval; the 30-day escrow didn’t go exactly as planned. But, Kim negotiated an additional $50 per day penalty to be paid until closing. Rhonda was happy to receive the extra $400 and thrilled with how easy the sale was…for her.
