Introduction

Question:

“I’m the Probate Executor for my father’s San Diego home.  He recently passed away and its current market value is around $475,000.  The family has decided to sell Dad’s house during the San Diego probate and I’m wondering if it’s a good idea to hire a professional stager?”

Answer:

I’m a firm believer in staging.  Experience shows that staging a San Diego probate house is always a good idea.  San Diego homebuyers can only see what a house is, not what it can be. Many times I’ve heard homebuyers comment on how small rooms are; often it’s because they cannot visualize the placement of furniture in those rooms.  In my opinion, the expense of staging a San Diego probate house ($2,500-$4,000) will be recouped in the negotiated purchase price and, more importantly, it will help the San Diego buyers to “see” how their family will live in that home.
