Merrianne Dean’s – Legal Philosophy

Estate planning and trust and probate administration represent an opportunity to find creative solutions to family needs and problems, and to deal with the inevitable in a way that avoids family disputes or litigation.  Practical and emotional issues are important, but are often ignored in the planning and administration process.  I attempt to do these things in ways that will work for families, and to make them as simple and easy to understand as possible, given the complexity of the law. Our firm’s probate and trust attorneys personally handle their own work, rather than delegating it to paralegals.

Thank you for the outstanding job you did in selling the residential real property in the above-entitled probate. We had other realtors try to sell this residence, but none matched the professionalism you showed throughout this whole process. This was a rather difficult probate, but you managed to minimize the underlying problems and find qualified buyers at the price we had hoped for.

I would highly recommend you to anyone who is either wishing to sell their property or trying to buy property. You are pleasant to work with and have great follow through. I wish you all the best in your future endeavors and hope to work with you again someday…

Dear Kim:

It was a real pleasure working with you in the sale of the residence in North County in that you understand the probate process and how to market the property to get the maximum return. In addition, your availability to my client and my office during this process was very helpful.

I would recommend you and your team for any future work.

Regards,

Attorney Merrianne E. Dean says…Kim and her staff have been wonderful working with my clients. Their grasp of the unique procedures needed to accomplish a sale of real property in probate matters is exemplary. They’ve also demonstrated creative, out of the box, thinking on several occasions where a “run of the mill” real estate sale morphed into a bit of a quagmire.

Thanks so much for the great BJ’s gift card and all the thoughtful gifts. You made going to the mailbox fun!

I can’t tell you how grateful I am for your help in selling my parent’s house. It wasn’t an easy decision, but it was necessary.

You’re willingness to take care of everything made a hard decision seem less difficult. I hope you get some business since I’ve been singing your praises all over town.

Thanks again for everything. . . . Jennifer Johnson

6617 Preece - exterior frontI was referred to Kim by the Elder Law attorney I was working with regarding my father’s estate. His house needed to be sold because the Reverse Mortgage was coming due. As the trustee I was very nervous about all the legal issues involved, and wanted someone that had the knowledge and expertise to navigate me through the process. Kim was absolutely the right person for this. She was very confident that even though the house was in fairly poor condition, there was no need to settle for less than fair market price. And, she was right! Within the first few days, there were multiple offers. Kim was on top of all aspects of the sale, including negotiating the best price arranging all inspections, and repairs. What I especially appreciated was her use of web-based paperwork that allowed for signing online….unlike a different realtor that I dealt with a few months ago that had me driving across town several times a week to sign papers in his office. Customer service is a high priority with Kim and Laura, and they went out of their way to make sure I was taken care of. I most definitely will recommend Kim Ward to anyone I know of that needs a realtor.

My wife is an attorney and her firm has used Kim's professional services for years. My wife is an attorney and her firm has used Kim’s professional services for years. When it came time to list our condo in North Park she was the obvious choice. Kim did not simply assume she would get the business because of her existing business relationship with my wife, she provided us with a professional, comprehensive presentation explaining the entire process to us. Kim was a strong advocate in the negotiating process and offered her honest opinion when asked, which was refreshing and helpful. Kim sold our condo for about $20K more than we were expecting!!! I would highly recommend her to anyone looking to sell their home!!

We were also equally impressed with her colleague (and sister) Laura Massey as buyers as well, professionalism must run in the family!!!
