Trust Administration
James Krattli passed away November 2011 leaving his La Mesa home for the past 50 years in his trust to his three sons.
In March 2013, Mike called his friends Marilyn and Jeff because he needed help with the house. Marilyn was the trustee for her father’s estate.
Mike’s timing was perfect because Marilyn was doing what Mike’s family
needed to do, sell a San Diego county house in a trust.
Mike and his wife Caroline live in the Point Loma area of San Diego. John, Mike’s brother, lives in Simi Valley, California and had been appointed as the trustee of his father’s trust. As a busy attorney, he was counting on Mike to choose a real estate agent to help with the house.

- Personal Property –After removing their cherished items they needed to liquidate the remaining personal property and decided on an estate sale company.
- Preparation of the Property-Cost-effective recommendations were discussed, including paint the interior, plus the cabinetry in the kitchen and bathrooms. Once completed, the house was cleaned.
- Presentation of the Property-The Horizon Real Estate team staged the living and dining rooms with furniture and decorations, bedrooms with beds, bedding and side tables plus lamps and bathrooms with towels, pictures and vanity decorations.
The conclusion…
The Krattli Family is outrageously happy with the results. The La Mesa three bedroom, two bathroom house with a detached three car garage went on the market at a price of $479,000. Within days multiple offers were received and negotiated for a final sale price of $491,000!
One month later, the house was sold to a new family to enjoy.
