Week 2
Since San Diego Trustee Sarah does not live in San Diego, she trusts my team and I to handle the details of preparing, marketing and selling the San Diego estate real estate while keeping her informed of the progress.
Last week the purchase agreement was negotiated and escrow was opened. The buyer’s San Diego property inspection was scheduled and completed. Since the San Diego estate property is part of a San Diego Homeowner Association, the Homeowner Association documents were ordered. It can take up to 10 days to receive the documents, we ordered them quickly and are pleased that they arrived. The HOA documents have been forwarded to the San Diego homebuyer for review of the rules. We also scheduled a San Diego termite inspection and the good news is that the report came back as clear of any active infestation.
The next step was to receive a phone call from the San Diego appraiser and schedule that appointment. I meet the appraiser at the property with three sold and one pending comparable properties within ½ mile of the San Diego estate property. The data I am providing ensures that the appraiser values the property at the agreed upon purchase price. Because of this extra effort, I haven’t had an appraisal issue in over 5 years and the outcome is an outrageously happy client.
Acceptance of the San Diego purchase agreement was completed on 7/14/14. The next step is for the San Diego homebuyer to remove their inspection contingency. I like to have the inspection contingency removed within 10 days of acceptance. Why? Because experience shows that the main obstacle to successfully selling a San Diego property is that something comes up in the inspection that is a concern for the San Diego homebuyer. That “something” can stall or cause the transaction to fall apart. Having that obstacle removed early on in the process is important.
When all goes well, the next update will be that the San Diego homebuyer has removed the inspection contingency and we are completing all the steps necessary towards all contingencies being removed.
