Helping San Diego Trustee Sarah Sell a La Jolla Townhouse
Week 3
Since San Diego Trustee Sarah does not live in San Diego, she has entrusted my team and I to handle the details of preparing, marketing and selling the San Diego estate real estate while keeping her informed of the progress.
Last week the San Diego homebuyers completed their home inspection, reviewed the San Diego sellers disclosures and the Southpoint Homeowner Association documents. The great news for our San Diego trustee seller Sarah is that the San Diego buyer has removed, as contracted within 10 days of acceptance, the inspection contingencies.
But, the inspection report came back with many issues. The townhouse had a lot of deferred maintenance and because of the maintenance issues plus health and safety issues, the buyer requested the seller credit them of a whopping $10,000 toward repair of the items.
San Diego trustee seller Sarah and I had several conversations about the buyer’s request and although she was willing to go forward with the $10,000 credit, my recommendation as her real estate advisor was to counter offer the buyer a $5,000 credit. And the great news?…The buyer accepted Sarah’s counter offer of $5,000.
More good news is that the appraiser has completed and submitted to the San Diego homebuyer’s lender the appraisal report. Our seller is thrilled that the property has been valued on the agreed upon price.
In just a few days (if you recall 17 days after acceptance and in this case 7/31/14), the San Diego homebuyer will be removing their final contingencies. Once this is complete 98% of the time the San Diego real estate sale is completed per the contract.
