A Fast Sale for the Trustee
Siblings Mike and Patty were looking for help to prepare and sell their mother’s home of over 20 years in the sweet city of Santee in San Diego County. Their mother had started to fix up the exterior of the house. A new roof was installed, windows, stucco and she had been working on the front yard when she passed away leaving the property to her children.
Mike and Patty’s attorney Nancy Ewin introduced us. Mike and I spoke over the phone and then met at the Santee house. He wanted to know what repairs would be needed to get the highest price and, it was important to Mike that the sale be quick. Mike wished the house be sold within two months, relieving him of the responsibility.
Mike lives in the San Diego area and his sister, Patty lives in Colorado. As co-trustees, it was important that they both feel comfortable with the process of selling their mother’s home. An Initial Consultation was scheduled with Mike, their attorney Nancy Ewin and to include Patty without her coming to San Diego, she was conferenced in over the phone. Keep in mind the exterior of the 40-year-old house was very nicely updated; the interior on the other hand was not. My recommendation was to sell as-is because experience shows first-time buyers are happy to buy the house, move-in and fix it themselves.
On September 5th the 3 bedroom, 2 bathroom, 1,305 square foot Santee house went on the market at a price of $355,400. Within one week, multiple offers were received and negotiated.
Remember that it was important to Mike that the house sale be relatively quick. I am so happy to report the Santee house sold for $376,000 and closed escrow on October 11th, 36 days from start to finish!
