PROBATE AND TRUST HELP
The Challenge
Rita’s ex-husband Philip passed away leaving behind his San Diego estate and a 750 square foot house to their children. She was appointed as the San Diego Executor and she became responsible for the San Diego probate including the house. She felt overwhelmed and didn’t know what to do. Many of the San Diego homes in the area of North Park were built in the early 1900’s and Rita’s San Diego estate house was no different.
The Strategy
Because she wanted to get the highest price, she and her husband J.T. were willing to fund repairs. Her San Diego attorney, Doug Murphy introduced Rita and J.T. to Kim. After viewing the estate house that was built in 1936, Kim drafted a “honey-do” list of recommended repairs. A month later the repairs were completed and the vacant San Diego house was staged with furniture by the Horizon Real Estate team and offered to San Diego buyers.
The Results
The market time for the San Diego house was a mere 3 weeks when a good offer was negotiated. The before repairs projected pricing for the North Park house was $315,000. Because Rita and J.T. chose to spend approximately $10,000, the San Diego probate house sold for $335,000. A job well done!
