PROBATE AND TRUST HELP

When you are in a probate situation, you need a realtor who has experience, expertise, is professional, personable, flexible and a can-do attitude. My cousin passed away in CA. My cousin in WY and I who live in CO were appointed executors of the estate. Kim Ward and her staff proved to be one who guided us through challenges that were far from and above normal. She did not give up and kept driving to help us sell a condo. She did this and conquered crazy obstacles that were encountered. I cannot recommend her enough. Her attention to detail and ability to adapt are impeccable. All this with a smile and a pleasant attitude. She was invaluable to us. Because of her experience she had a quiver full of resources that were needed...appraisers, plumbers, general repair people, people to come in and take the contents of the property, cleaners, etc. All efficient and reasonably priced. She is THE BEST in the business, and I would hire her and her staff in a heartbeat.

I recently had the task of selling my mom’s house in La Mesa. We had received some recommendations for real estate agents from a close family friend and after speaking with them and feeling perhaps our goals or views didn’t align, I scheduled a few more appointments with agents familiar with the area where my mom and I were selling.Kim and Ashlie showed up to our appointment by far the most prepared, with an extensive list of comps, and a clear plan moving forward for putting the home on the market. Their presentation was seamless, clear, strongly actionable and the relationship and rapport between mother and daughter, was wonderful and warm. In addition to providing ample comps, a suggested starting price and a clear plan, Kim also provided visual materials more suited to someone in my mom’s demographic: a bound book and booklets explaining the process and introducing themselves. This last detail meant a lot to my mom, it made the process feel accessible to her and it was a part of why we chose Kim and her team.Another special moment at that initial meeting was Kim asking me what I wanted to accomplish with the sale of the home. She listened carefully to my answer and repeated it back to me very thoughtfully in her own words, to really let me know she was listening and understood my motives.I can’t say enough positive things about Kim and Ashlie. We were working concurrently with two other Real Estate Agents for the sale of our home in Pasadena as well as the purchase of a home on the East Coast and consistently our experiences with Kim blew the others out of the water. She was responsive, communicative, pleasant and followed through without fail and quickly! She set expectations and followed through to a T.My mom’s home was staged, listed, sold and closed in just under a month. And all of this in spite of the fact that after inspection it was found there was extensive repair work needed on the in-ground plumbing and sewage system. Kim and her team handled it extremely well and with an efficiency and speed that was incredible. The whole time she communicated everything with us quickly and clearly. She was honestly a dream to work with, better than we could have hoped for. I can’t overstate how impressive their handling of the situation was.She and her team are rare jewels. I can’t recommend them highly enough.And shout out to Laura who always handled administrative tasks seamlessly!
